Hi all,
I am in the process of buying a property,(2 weeks to completion).This house is currently vacant and has been for last 5-6 months.A family member who regularly checks the property has noticed open windows and curtains drawn over the last few days which seems a bit strange.
Any advice on what i should do here,if someone has got into the house?

Well - this has happened to me AFTER exchange of contracts. Basically the contract required the vendor to give the purchaser vacant possession on completion and if there are squatters present when completion is due, this cannot be done. It is totally the responsibility of the vendor to remove the squatters and if he doesn't you can sue for breach of contract.

Here it is worth reviewing your stance. If the squatters have caused more damage than that noted when you viewed the premises, you are in a position to negociate a contract review for a reduction in price. Of course the vendor can release you from your contract, refunding your deposit (with interest) and you may be in a position to recover your legal costs as well. Alternatively, you could consider - but I don't advocate this - completing at a significantly reduced price and remove the squatters yourself.
