Are there any pertinent guides or rulings about living in a commercial property?

I am hoping to lease a commercial property with a workshop/gallery downstairs and living accomodation above. Is this legal and are these properties known as a particular type of commercial premisses like b1?

Also if I buy my own commercial property can I live in it legally or possibly convert one area into living accomodation?

You would need landlord's consent (written into yourlease preferably), planning permission, and obviously you'd need to comply with other statutory requirements such as building regs etc.

But in principle, it can be done.

If the property has B1 use then it will be for office/light industrial use. To get planning permission you will need to jump through many planning hoops and this would need to be agreed with the owners. Plenty of places have changed to live/work units not least because the square meter price rises dramatically if it has a 'live' element.
