View Full Version : Pls Can anybody send me a copy of the proper AST ?

I was looking for a proper AST contract, with more written specifications on it !
Went to Whsmith and other newsagents, Ryman etc.. but all i could find was one page only AST, with name of the tenant/landlord, starting date...
very poor indeed.
I have seen other types of AST with more details on it : ie the boxes to tick if the Bills are included or not , witnes's signature , min six months contract etc..
Could any of you experienced landlord send me a copy ?

Yes - they most certainly are, however when you read here of the troubles that people have with badly drafted AST's costing them hundreds - maybe thousands of £ in solicitors fees and court costs, I would have thought that a few quid on a professionally drafted AST would have been money well spent. However, if you want to risk it and write your own, then this particular website does enable you to see the full contents of their AST on screen. How computer literate are you? I'll say no more.

If you join your local Residential Landlords Association, they may well have ones on thier member websites for download. These will be bang upto date with recent legislation. Will cost you too joint, but dont skimp on this important document

As a matter of interest, I keep my agreements to one page, reason is that when I started this game I had an agent, their agreements ran to 16 pages. They were no more detailed than mine but on reading one which my tenant had signed and had been sent to me for signature, I found a number of basic mistakes, some of which would make the agreement illegal. When I pointed this out to the agent she simply retyped the necessary pages and replaced the appropriate pages in the agreement. OK the tenant had not spotted the errors but this is still highly illegal, it was also the last time I had any dealings with that agent. I suppose that each page could be signed but if everything can be put on one page, why not?
