Dear all,

A while back I asked for advice regarding the dispute I had for return of deposit from an estate agent. I just like to let you know that I have been successful in my claim. The court made an order for return of deposit which I have now received. I would like to thank you all for the advice given that resulted in this succesful outcome.

What have you received? The deposit money? Three times the deposit money? Have you now completely gotten rid of the agent and they are no longer charging perpetual fees for doing nowt?

Yes I received the full amount of the deposit. As I am the LL the judge said that I am not entiled to claim 3 times the depoist. Most importanlty I got rid of the agent and no longer paying them anything. They were not manging the property but still demanded commssion

What a bunch of haughty idiots to let it get as far as going to court.

Last year, both my tenant and I wrote to the agent charging perpetual fees, asking for the deposit to be returned to the tenant. The agent returned the money, my tenant forwarded the money to me, I then placed the money in a scheme. The agent continued with the perpetual fees for several months, then in April this year I noticed no further demands. I wonder if it had anything to do with the Foxtons case and they knew the game was up - at least as far as this landlord is concerned.

Yes.

Believe me, I've learned a hard lesson. :mad: They in return have received my most excellent shouty anger. Sometimes I stop outside their shop and pretend to look at the adverts, just so they know I'm still about. I expect it'll be hard for them to forget me...

I think that sometimes you should stare through their window with a frightening Halloween mask on. Keep 'em on their toes.

I am thinking that David Walliums' Anne character pressing against the window licking the glass may be more effective.
