hi i sold my business and leased my property, i had a epc done.

the tennant has the responsibility of the maintence of inside and i have the responsibility of outside and roof.

now the tennant has had a boiler safty check done and it looks like the boiler was an old combi and now she think the condensing combi boiler needs to installed, but she is saying the i need to pay half of the price. i have said that i will pay half for the price of the boiler not the installation as the is reponsible for the inside repairs.

should the tennant have requsted safty boiler check certificatte before buying the business and the lease.

i need to know how is responsible for this.

please someone help
thanks

Assuming you gave no warranty as to the condition of the boiler, the answer is going to depend on the terms of the lease. Unless we see the repairing clauses we cannot comment.

If they (T) are responsible for conduits and repairing and replacing landlords fixtures and fittings; would that include the boiler?

Dont understand why this thead has been moved as its more to do with the terms of the commercial lease than getting a safety check done
