Afternoon all,
I have a company wishing to rent one of our properties to be used as a teaching base for children with "Medical Needs" (MS, ME as examples). The property will be used to teach the children how to adlust to independant life showing vasics such as washing , cleaning , cooking etc. There will be up to 10 students in the house at any one time withj a minimum of 2 adult carers at any one time. There will be no one in occupation overnight as this is a monday to friday 9 - 5 term time thing only.
My questions are this:-
Is this a business let? (As I write it it seems so)
Will this affect insurance?
What type of contract would I use.

Yeah it will be a commercial let.
Probably, I would suggest you have a word with your insurance company. You might need commercial insurance.
You will need to draw up a commercial lease. Best to use a solicitor.

Assuming the property is residential;

I also think you will need planning permission for a change of use as the activities that you describe arent, in my opinion, covered by the standard defintion of a 'dwelling house' (Use CLass Order C3). Without knowing the full details of what activity will be carried out on site, you would appear to need permission for Use Class D1 activities (non-residential institutions).
