Are other Landlords intending to make the costs of licensing visible by including as a separate charge on agreements, invoices etc

Firstly will you please explain your own stance on this. For example are you a landlord, tenant, agent? Do you own an HMO? Are you a tenant in an HMO? What decision would you make? You need to give something before receiving.

I'm a Landlord - and would like to drum up support to make it clear to tenants that this is a further tax imposed by HMG. I fully support HMG's desire to ensure that we offer and maintain safe properties but we are in danger of having a paper chase. It is proposed in Gloucestershire that licensing/registration (as of two months ago) be annually renewable. The argument given being so that the gas and electricity certificates can be checked. I would rather see clear added value, I don't need somebody checking these documents for me.

So, ddd, are you planning on charging the tenants for this licensing? If you consider the charge to be unfair on landlords, surely it is more unfair to expect the tenants to pay it.

Yes - it is a tax imposed on Landlords and unfortunately adds nothing to the rental value of a property that already complies with the requirements and is managed professionally by the Landlord who will meet all legal requirements without the need for a licence

As an HMO owner, I agree that it is an added tax for Landlords (obviously). It is frustrating that the gov see an individual doing well (usually better returns for HMOs) then decide they want a slice of your pie.
Have learnt to live with it (for the timebeing). Become a higher earner, become a higher tax payer.
At the end of the day, I may just liquidate all my assets, put the whole lot on the lottery, lose the lot, sign on the dole, have 13 kids, claim all I can off the council, get a property paid for me and have no worries!!!
