The solicitor of the vendor of the property I wish to buy has inserted a clause in the sale contract as follows.
"The Transferor and Transferee apply to the Chief Land Registrar for the registration of a restriction in the following terms:- No disposition of the registered estate by the proprietor of the registered estate is to be registered without a certificate signed on behalf of [vendor] or by its solicitors that the provisions of the terms of the transfer dated [date] and made between [vendor] (1) and [buyer] (2) have been complied with."
My solicitor has said that the clause is unneccessary and has written to the vendor saying the same.
Does anyone know why a vendor would want to put such a clause into the contract.
