Hi

I posted some time ago about the light on the communal hall being faulty and how to require Man Co to fix it. They kept saying it was a continual problem and had stopped fixing the lighting as it cost too much!

Anyway I got sick of waiting and Mrs Spoed was finding it awkward in the dark, so I arranged for an electrician to fix the light.

When fixing the light, he found my fuse box supplied the electricity (converted victorian townhouse).

The only reference to lights in my Lease states :- That the Man Co - Maintain in proper working order those lamps provided for the illumination of the Common Parts

I know The Man Co are aware that the electricity is supplied via certain flats, as the entrance lights keep going off coincidental to the woman who lives in one of the lower flats (one of the three Man Co members), going abroad, and coming back on when she returns.

My question can I charge the Man Co for the electricity as they certainly charge me for every conceivable expense they incur?

Why are common parts not on own separately-metered supply?

Don't know, the house was converted in 1980, maybe it was cheaper?

But thinking back we have not had a demand for electricity, as I said we have had a demand for everything else you can think of.

edit for additional thought:- could we ask for the supply to be removed and that would ensure the entrance lighting would always be on as well???

On your third point, it's best to contact Electricity Undertaking and enquire about cost before agreeing anything with anyone.
