View Full Version : Good hard-wearing carpets for BTL?

Hello,
Can anyone recormend, what type of carpets I should be using for rental properties?

I would like somthing that is industrial/commercial grade that can take a fare amount of ware and tare in a residential property.

Somthing that is bleech/stain proof. Fire proof or minimum spread of sufrace flame.And can be easily cleaned/vacumed using domestice appliences.

There's no such thing as bleach and stain proof.

It's up to you the quality of carpets you instal. A cheap carpet might have a "life" of less than 2 years and a good one 5-7 years but it depends on the tenant's behaviour. Wear & Tear (that's how it's spelt!) must be allowed against stains and other marks, and you can't get a new carpet out of a tenant who has damaged it, only a proportion. Make sure you insure it first and then you have done what you can.

To be honest if you need to ask such questions you shouldn't be a landlord as you are going to encounter far more serious matters than worrying about the carpet. :(

go cheap - and replace often, then it looks good for each new tenant.
