5 year money is way more expensive that 2 or 3 year money at present and may even be more expensive than, say, 10 year money. So it might be that you chosen precisely the worst period to fix over?

Mortgage works are normally good for five year fixes. (if you can call charging the extortionate arrangement fees good), mind you they all have them now so good luck.
