View Full Version : Let to lodger who will be claiming LHA- effect on L?

one of guys who ive rented out a room to just told me he is going on LHA (Local housing allowance), will this change any of my circumstances as a landlord? do i need to get payment from the council instead of him etc? and will this create any problems i would be unaware of as i have never encountered this before, its usually just get the rent from the tenant and thats it lol

No. T is still bound to pay rent to you, no matter how he sources it. The payable amounts/payment dates/arrangements are wholly unchanged.

so my council tax band and everything stays the same etc, does anything change for me when he goes on LHA? just so i dont get some weird surprises later on lol

Not quite 'nothing'. T may find it difficult to pay you in accordance with his contractual obligations- and LZ records many cases where T merely pockets the LHA/HB without using any of it to pay L at all!

ahhh i thought so because i just read up on it and the money apparently goes straight to the T and not the L. but i have quite a strict policy on rent because it needs to be paid on time to meet with mortgage payments etc...

well i am entitled to ask him to leave if he cannot pay rent on time as stated in the lodger agreement that 'failure of rent payments can and will lead to immediate eviction'.

but yeah thanks for clearing a few things up for me Jeffrey, really appreciate it, always get alot of good advice on this forum :D

You should have said this person is a lodger from the outset. If this person starts to get behind with their rent, then you can ask them to leave. You appear to know that anyway.
