View Full Version : Any CGT if rent-out main residence (for 2yrs.) then sell?

Ok first time on this forum so here goes:
We have our primary residence up for rent and are about to buy another house which will then become our primary residence - If I only rent the original house out for less than tw0 years and then sell it will this keep me out of the CGT trap? as I would onyl class the 2nd house as a primary residence after I had sold the original rented property?

Entirely CGT free.

Your new house becomes your primary house when you move in; your old house benefits from PPR status for 3 years after you move out.

The new house will become your PRR by matter of fact and the old property will be exempt form CGT for 36 months. Read IR283 on the HMRC web site. Further gains is you kept it will be offset by up to £40,000 per PRR qualified owner i.e. 'owner' and 'living' there so you do not have a CGT liability for quite a few years to come. Regards Peter
