View Full Version : BTL flat- does landlord need to insure anything?

I've recently purchased a flat to let and as part of the quarterly service change - buildings insurance is included.

I will be letting the flat unfurnished and do not mind about insuring the state of the carpets etc.
So the tenant will purchase contents insurance themselves.

Does this therefore mean that i do not need to worry about purchasing any form of insurance ? or is there some cover given by landlords insurance that I havent thought about?

(I am not worried about options such as rent guarantee insurance - but am more thinking from the point of if the tenant were to injure themselves etc within the property)

As landlord there is in fact no obligation to insure the buildings but you'd be a fool not to and your lender if any would insist on it.

The contents are entirely the premise of the tenant unless you have any white goods, carpets or similar that you might want to cover but it's up to you.
