I am a freeholder of a converted Victorian house. The original freeholder sold two flats as Leashold and rented one out. As he was an absentee Landlord he set up the Leases to allow any party to instigate repairs, redecoration etc.
If one of the Leasholders wants to repair the front door and redecorate the hallway for example (something I know they want to do).
If I as Freeholder don't follow S20 they only have to pay a max £250.
Are they subject to the same S20 requirements for consultation?
If they don't follow the procedure would I as Freeholder have to pay them the amount specified in their Lease? or only the £250.
