View Full Version : Is electrical safety certificate required by insurers?

Is it normal to require an electrical safety certificate in order to get landlord's insurance ? I notice that it states this in the T&C's for Endsleigh, though a comment from a landlord mate said he didn't normally bother as it isn't a legal requirement. The house in question was rewired about 10yrs ago, so before the time at which is was normal to issue certificates etc, but it is an RCD based system which works so I have no cause to think anything is wrong.
Strangely T&S'c don't seem to mention CORGI certificates being required, though I gather this is a legal requirement and was quoted £40+VAT this morning to check and issue this. Is that about par for the course (agent estimated £60, so it sounds reasonable) ?

For my rented properties, it is not an insurance requirement to provide proof of electrical or gas safety certificates.

However I am fully aware that by law I must have a valid gas safety certificate every year. There are no such electrical safety certificates which are dictated by law.

All landlords must ensure that their properties are properly maintained and safe to use.
