Tenant arrested and house raided

Hi, we found out last night from a neighbour that the police had raided the house we are renting out, the tenant and her boyfriend who is living there had both been arrested for possession of drugs. We have been informed by the police today that they have both been released, we are not sure whether they have been charged or not.

We are currently in the process of evicting her anyway, the S8 notice runs out on Tuesday so court forms are being filed Wednesday morning, does this have any bearing whatsoever? Can we evict her sooner for something like this?

Maybe if they have been charged then you could try evicting them for Anti Social behaviour, problem is that it's not a mandatory ground for eviction and it'll take the same amount of time as the section 8. Stick with the rent arrears, its a much safer bet.

Remember, though, that g14 (used alone or with others) obviates the need for any Notice period at all. One can:
a. serve s.8 Notice; and
b. immediately begin proceedings.
