Hi, I'm a reluctant landlord, would like to sell but negative equity and all that...................... Am about to employ a letting agent for full management of my Edinburgh flat, letting to students, applying for HMO. But it's a minefield for insurance! Any helpful suggestions for a newbie please?

NOTE: as the flat is in Scotland, most LZ members cannot assist because we tend to be familiar only with the law of E&W.
I've used Steve Davis at Coppergate for all my Insurance to date - no problems so far - might be worth giving him a call.

I know nothing about Scottish law.
At the very least, suggest you insure the building and contents. Often contents insurance includes public liability.
