Hi

I am posting again on this subject, asking for help regarding any additonal clauses or further specifications on the AST

The AST doesn't specify if Bills included means councul tax included too.
And at times the tenants pick up on this point, and have different views

Also as paul F said : "Writing down all the names of tenants on the AST", doesn't necessarely means that the Landlord will be safer.
The risk for the property to get blacklisted if they don't pay for "The Bills", is still there ..
How do you protect yourself from this .?

It is totally different for the TV Licence, as "The Occupier" and not "the owner" is the responsible.

Is it legal to add or remove any of the clauses on the AST ? Can a different separate documen being drawn with all the specification I want ?

Please, can anybody tell me more ?

Wording "bills included" means what? A bill is a demand. If the wording states that utility charges and taxes are included, unless it specifically states which ones then you are entitled to presume that ALL are included.

Also a property cannot be "black-listed", only an occupant can have an adverse credit record against their name. It applies to all accounts pertaining to a property.
