Hi All Agents - Perhaps you can help me out with some more practical advice!

When I take on a New Property I want to start a file and have a check list of things stapled inside the file to tick off so I do not forget anything. Something like this;

Gas cert renewal date: Copy on file Diarised Renew
Electrical safety renewal date: Copy on file Diarised Renew
Building Insurance: Copy on file Diarised Renew
EPC renewal date: Copy on file

If FM, agreed spend limit without consulting Landlord:

Rent PCM:
Tenancy Start Date: 27/3/9 Diarised Renew
Tenancy End Date: 31/3/10 Diarised Renew

I know the tenant should get a copy of the Gas Cert and also the EPC before moving in, but what about the Electric cert and Building Insurance?
Am I obliged to even get copies of these or is it enough that the Landlord say they have them?
Does the Tenant have any need or right to see these docs?
Your advice is most appreciated.

I know the tenant should get a copy of the Gas Cert No, MUST and also the EPC before moving in No, this should be undertaken when you market the premises as prospective tenants are entitled to see it when inspecting the premises., but what about the Electric cert and Building Insurance?
Am I obliged to even get copies of these or is it enough that the Landlord say they have them? You only need to provide a copy of the insurance schedule if you want your tenant to comply with its conditions
Does the Tenant have any need or right to see these docs?

JambooootroonAn electcal certificate is not a lawful requirement and if the premises are < 10 years old you probably won't need one. You might want to have PATs on white goods that are out of guarantee.

Hi Paul, thanks for your reply - yes when i wrote should i did mean must but thanks for making that clear to all.
I was under the belief that it is ok to market the property without an EPC but I believe the Tenant must see a copy before signing the tenqancy agreement?

It is a legal requirement to have the EPC visible on marketing the property otherwise you could face a hefty fine from trading standards. I find it easier that once you know a property is becoming available just to book it in - it lasts for 10 years. once you have it just upload it as one of your images and that way it's there for all to see
