Does anyone know of a step by step guide, for first time landlords on how to find a tenant through to what documentation to use once tenants are found. I know there is plenty of info on this site, but you have to have the time to search. Thank you for your help and your time.

If you do not have the time to do the necessary homework on the subject, then may I respectfully suggest that you use a lettings agent to find you a tenant and manage your property. But then, as lettings agencies are unregulated there are rogues around, and you need to study this board to find the pitfalls in this direction as well. Your best bet, to minimise problems, is to select an agent who is a member of ARLA or NEA or another recognised body and READ any agreement you are require to sign in order to avail yourself of their services. Terms and conditions are always negociatable and you can always post back here if you want any further advice in this direction. There are plenty of trustworthy, good property letting agents around, some of whom post good advice here.
