folks im looking to buy my first rental property soon and have a ruff idea of my budget.

problem is what area do i buy the property in? I know the usual look for starbucks opening, and where their are new offices opening etc but the uk is a big place... is there a common practice so to speak for looking for good areas to invest in?

Im hope to attract semi professional people.

Try talking to people, searching the net, keeping an eye open in the papers etc for where new developments are planned. Maybe where a new rail link or motorway junction is going to be, new offices, retail parks, or a property on the edge of an area that is going to be regenerated. Just watch out not to get something in the route of that new motorway, or a derelict ex-council type flat that could be buldozed. I reckon once the Starbucks etc have turned up - its already too late!

One of the best places to invest is Bulgaria. There you can expect good investment returns with the off-plan properties. In 2007 Bulgaria is expected to join the EU so the prices will get higher an d if you invest now you will earn a lot. My advice is to visit several different countries, where you can find good investment potential of the properties. You have to see everything, collect enough information for the area and the buying process and then decide what to do. nobody can tell you the real situation. You have to be there to tell the story your self. Then you will know your place.

In the UK at the moment the city that has the most bouyant rental market and showing the largest capital appreciation is Birmingham. Birmingham is undergoing a multi billion pound rejuvenation and is packed full with prodessional young people. They are building 2 new hospitals, law courts, business school, new parks etc etc.

The city as we knew it has completely changed. It is the UK's second city with 6 million working and living in and around the city.

One of the most pretigous developments is Holliday Wharf.
