AST can I end it early due to arrears

hi

i have a new tenant who started her 1 year assured shorthold tenancy in april 2005, the tenancy ends in april 2006.

the tenant has accumulated rent arrears and cannot afford to clear them, therefore i have given her a s21 notice that ends in feb 2006.

my question is can i end the tenancy earlier due to rent arrears?

Your S.21 is invalid it cant be used to evict during a fixed term.
