Hello,

Just a quickie.

I have just taken possession of a house and as yet I have not been given the inventory, but I will receive this soon. It seems the landlord is using part of the cellar as a storage area-the items include building materials and equipment. Also, the previous tenant has some things in cupboards around the house.

Can the LL use my rented space to store her things? Is it the case that when I receive the inventory that if the items are not listed then I can ask for their removal? Also, can I bin all the stuff the previous tenant has left without fear of later action?

Can't you just place the previous tenant's stuff in the cellar?The main objection I would have is that of possible frequent LL accessto retrieve and use his stuff.If you have rented the whole property ie including the cellar you can use the inventory to insist on the removal of said items.The risk you run is that you will upset your LL if you do this.
