View Full Version : need to write periodic inspections into AST?

I am letting a house and not using an agent. Can I inspect the property every 2 months, or is there a set accepted time period? And does this inspection-by-landlord-requirement have to be written into the Ast?

My standard AST (from www.rla.org.uk) includes the following clause:

You must do the following...

...Allow us or our agents to come into the property at all reasonable hours of the day to inspect the condition of the property, to carry out repairs or to do other work which we must carry out by law. We will give you at least 24 hours’ written notice if we are going to enter the property. You must let us enter the property immediately if there is an emergency.

That covers all eventualities I think, and doesn't restrict you to 2-monthly inspections if you have a specific problem.

:) I thank you, Ericthelobster. I suppose I had the 3 month thing in my brain because that's what some agents stipulate they will do....

Just bear in mind that periodic inspections should be at reasonable intervals and not unduly intrusive on the tenant. Quarterly is the acceptable norm but that's all!

If the tenant calls you concerning repairs then you will be going anyway so you can carry arrange to carry out any inspeciton at the same time.

You will gauge how often you need to go when you have a steady understanding with your tenant.

It's good to write something into the AST just to protect yourself. :confused:
