hi everyone!
i have a query
i run a bed and breakfast where i house council tenents on a temporary basis
its usually half full due to the small demand from the council i use
am i entitled to rent out the other rooms to private tenents on ASTs?

For what class/classes of use does your property have planning permission?

it has planning as a hotel

I imagine that you mean Use Class C1.
However, use for AST lettings is "Dwellinghouse" Use Class C3 if it involves letting (whether or not as a sole/main residence) to/for:
a. a single person;
b. any number of people living as a family; or
c. not more than six unrelated people living together as single household.
Note that TCPA definition of HMO is entirely different from Housing Act 2004's definition.
