View Full Version : EPC when letting individual room- access to whole house?

I hope someone can help.

I have let a building on individual rooms. One of the rooms is empty and I am about to give a tenancy on the room. I know that we must now carry out an EPC on the property to be let. Could you please tell me whether it must be on the whole building or just the room or are they exempt.

I would ask the EPC guy, but suspect it will be the whole building

EPCs are only required for self-contained properties ie a property with its own bathroom, kitchen and entrance. Houses of multiple occupancy will also require EPCs, but only when the whole dwelling is rented out or sold; an EPC is not required if tenants renting rooms have separate contracts with the landlord.
