how much notice is required from my tenant if he is only half way through a 12 month assured shorthold tenancy. I asked for 2 months - he wants to give one.
argggggghhhhhhhhh!!!
Is he in the fixed term of the AST ? In which case unless you agree to let him leave early he cannot just give notice to leave and is liable for rent/cost ect until the end of the term
If he is out of the fixed term then he only needs to give one months notice unless your contract states otherwise and it states it correctly and he was made aware at the time. It would be difficult for you to enforce the two months unless this has been done correctly.

If a tenant wants to leave early during the fixed term he must be allowed to do so but doesn't get off scot-free. As I've posted lots about this problem recently already you could just have a look at the rest of my posts because the answer is in there.

So what was incorrect about my advise ??? I know that I have no gone in to details but there are whole books written on this subject...
not being funny but you do seem to try and put all the advise given by other people down.

Can't see why you went on about periodic as I think the landlord's question can be taken at face value.
Not trying to upstage you but the answer as you probably know lies in one of my other posts and goes into lots of detail. If the poster can really be bothered to look then they will get the answer in full!

It does no such thing. This could easily be a 12 month fixed term in which case things are slightly different.
I agree though, the answer is out there.
There just seem to be so many people asking very basic questions without even looking.
And sorry about the tone, i am currently 39 weeks pregnant and a bit hormonal....
