View Full Version : Building Insurance with Accident Damage?

Hello All, I have been reading posts for a little while now and have been unable to find the answer to my questions, so i hope you can help.

I am a first time landlord, with expected tenants moving-in in January next year, a professional couple with 2 children found and arranged by a local letting agency.

I have been ringing around for buildings (£120k) and contents (£3k) insurance. The best quote so far is £219 from a company called Endsleigh. However when i ask for buildings cover with accident damage, the quote then nearly doubles to £400.

My questions are :-

Do I need to have buildings cover with accident damage ?

Does this sound steep or reasonable?

No, you don't need accident cover as well. If you want to spend the extra money then that's your decision.

I do not purchase accident cover - if my tenants cause damage they must pay. If an anonymous driver knocks down the front wall and cannot be found, that's when your insurance must pay.

Whatever insurance you purchase make sure that you disclose all material facts pertaining to this letting.

I doubt if anyone can comment on the price quoted, because you have not identified the area.

After reading your comments I don't think I will purchase the accident cover.

Thank you very much for suggestion John_and_evie. I did give them a ring but although their quote was good the policy offered didn't seem very comprehensive,
for example, No Legal Expense cover, No Malicious Damage cover.

I have just purchased insurance from a company called Elliot Garden - 0191 5123562 (a lady called Julie Young was extremely helpful).

The policy offered included Buildings Accident Damage but oddly no Legal Expense cover. So I was required to purchase a seperate policy for the legal cover.
However the cost of both policies still came out at a very competitive price.
