or is it a science? Just wondering if anyone had any tips as to good materials to read on this subject and perhaps good ways to improve/train up in this area...

I can see there are an awful lot of books out there, I guess I'd be after something tailored for the property arena but not necessarily...

Yes, there are books on it I'm sure but if you need a book now you might be too late!
