I don't know if other agents have noticed this, but there seems to be a 'craze' in lettings of sub letting. Usually, one to three peoples will take the property, and then 'sub let' the rooms out. Some are now at it, and do it as a business to make profit.

What can be done to stamp this out?

Err.........put a clause in the AST to prevent the tenant EITHER assigning or sub-letting but not both; it's quite legal!

Ensure it is in your AST that they cannot do it perhaps?

That it is, and the most obvious answer, but recently a lot of people just don't pay heed to it..any other ways perhaps?

Yup if they do it evict on breach of contract!

I suppose so, but you know what the eviction process is like....

Nope but then I'm not a landlord merely a "student" if you will of letting law :p

But it goes without saying that there is nothing else you can do, as this is the very procedure to follow! Or should I say there is nothing else legal you can do.
