My shop has been leaking in for several months - finally the landlord has started to repair the problem. Scaffolding outside and damage to the interior from rainwater has severely damaged my takings. Now he has started working on the problem from the inside without informing me - I have had to cancel appointments etc and close the shop this week. He is continually making excuses as to why the job hasnt been finished. Can anybody advise me what to do as my business is slowly collapsing.

AFAIK, but I am no expert in commercial property, arent tenants responsible for maintaining a commercial property?

The problem with the leaking rain water is a structural problem with the building, eminating from the flat above which the landlord also owns.

Sounds like the actions and lack of action on your landlord's part are seriously affecting your business.
Your lease should clearly show your landlord's obligations regarding repairs and quiet enjoyment.
In view of the disturbance you could be entitled to some compensation - possibly a rent free period would suffice.
I would discuss this possibility with your landlord. Failing co-operation with this contact one of the specialist property solicitors in your area - you can find most of the best property lawyers here:
