It is some years now that the original deeds of any property have become rather meaningless, as far as legality is concerned. The original deeds have more value only for the purpose of containing some additional documents which are of secondary or historic importance only.
The main legal title is ascertained by reference to what is recorded in the Land Registry records rather than the historic documents usually known as Title Deeds.
It has been stated that it is now far easier for fraudsters to perpetuate a fraud by simply contacting the Land Registry and getting them to change the ownership details.
For your benefit, you should register two contact details with the Land Registry so that at any time someone tries to change any details on your deeds, Land Registry will automatically send a letter to both contact addresses and notify you that someone has applied to change the details on the deeds.
Recently I contacted the Land Registry to change the name on the deeds as the original spelling of my name and my address were wrong. I needed to send proof of my correct name and address (not too diffict for fraudsters to get through this). But I received Land Registry letters at the property address and the contact address notifying me of the application being made to change the details on the Land Registry records.
To conclude, Land Registry is correct in what they say to you. However, the original deeds with your building society should have been the originals and not copies. I cannot explain if they are copies and not originals. Perhaps you should check with your solicitors. But there is no real value of the original deeds. It is what is recorded at the Land Registry that matters.
