Lol, just as I was posting a reply about searching the site for answers and .........
Anyway, yes, this has been discussed before many times and you should occupy yourself a bit having a look at some old posts but to summarise.
1. You need to check your tems and conditions and see what you have agreed to with the agent, this should show a cancellation clause, if it doesnt, I belive you can just sack them.
2. If you have a tenant in situ which the agent found and you really want rid of them, you could issue a S21 on the tenant (look for posts on the subject) and inform the agent that you no longer need thier services. You could them "invite" the tenant to reapply for the tenancy.
3. Why do you want rid? The agent has dont his bit by getting you a paying tenant and wants some money for the service, which is fair enough. Are you experienced enough to do this on your own?

Don't prat about. If the agent is in serious breach of your agency terms write to them itemising each breach and inform them you wish to terminate the agreement forthwith as a result. The local TSO will back you if there's a problem.

Hi Paul,
Apologies, but what is a TSO?
Thanks!
