My tenants are sub-letting without my consent

After trying to pay my tenants 2 months rent to end the contract early (no break clause) as i am returning to the UK .
They still have not agreed .
But on an inspection , i arrived early to see 4 people leave the house and in one bedroom womans shoes , makeup etc etc and the main bed seemed very high (ie 2 mattreses).But could not examine (not sure i can root around even though tennants were present) . They said a girlfriend sometimes stays over.

I took photos of this , as the agreement is for 3 male tenants , so basically strong suspicion of sub letting

As this is a breach of the contract , how much evidence would i need to
get a court to grant me the house using ground 12 Discretionary Grounds for Possession: ???

Unless they are damaging the property or being an extreme niusance to neighbours etc, its unlikely the judge would grant possession, because its discretionary and they always protect the tenant.

There no harm you actually serving the notice in the hope that they leave anyway without the need for court.

Tenants are entitled to let friends stay over.
