Renting from a private landlord

Just a couple of questions, as I've never rented privately before.

The landlady says she needs past postcodes so she can run credit checks. I looked on a credit check website, and it says it's illegal to run a credit check for someone other than yourself. Is this right?

The landlady was happy to rent the property furnished or unfurnished. We have chosen furnished. She says she is happy to leave what furniture we like, but in that case she will not take responsibility if anything breaks. We're happy with this, but if something did break and we replaced it, would the item then be ours at the end of the tenancy?

A landlord can run credit checks as long as you have signed to say you consent.
Most credit checks are done by companies specialising in landlord/tenant credit checks.

I am totally agree with you katrinahale and I want to include some rights are the law and the rights of someone from your location. Master of the house you never sign anything that reduces or eliminates the client's rights.
