Tenants vactae part way through fixed term

Hi,

If a tenant vacates with 3 months still left to run on the fixed term contract.

How difficult is it to pursue them for the remaining months rent?

Assume - property is fit to occupy and they didnt find a suitable tenant to replace themselves.

It would be sensible for you to start looking for new tenants. Old tenant will be liable until end of fixed term or until you find a new tenant.

But you may need to claim money back through courts

First, you need to find that tenant...(maybe at a cost)

Then, if found, issue court proceedings (at more cost)

Re-Advertise, and move on

You are assuming the property is fit to move into...Why assume..Check it!
