I am living abroad and am letting my house through an agent based in the UK. I moved abroad in June and tenants moved into the house pretty much straight away in early June.

I am having problems with my agent and receiving the rental income from him. I received the first payment on 16th July to cover the period 7th June to 6th July. I then received a seconmd payment on 16th August to cover the period 7th July to 16th August.

I have since not received any payment. It has now been seven weeks since the last payment in August. I last heard from the agent last week saying that the payment had been received and would be sent in 'the next few days'.

Now, in our contract it stated that normal rent payments can take up to 30 days to reach my account. Bearing in mind that I am due the paymentfor the period 7th August to 6th September and that the tenant should have paid upfront for this month am I within my rights to complain about the delay in the payment to me?

It is difficult to keep in contact due to time differences and e-mails not being answered. Any advice on how to deal with this?

This all depends on the terms that you have agreed with your agent. Some agents only pay once a month which means you could be without your money for some time.

If the tenants are paying late then you should be informed as soon as possible.

Look back through your Terms & Conditions to find out if the agent has breached any of their obligations. Remember, it is the tenant who is responsible for the payment of rent, the agent can only do their best to collect it and pass it on.
