There are several reasons why you may want to evict a tenant but the main one usually isĀ non-payment of rent. Often there are other reasons as well such as:

  • neighbour problems.
  • damage to the property.
  • the tenant has absconded

With non payment of rent you should always investigate further to see if you can help your tenant out. If, for example, your tenant has fallen on hard times, been made redundant or had a marriage break-up, it may be possible to secure Housing Benefit payments from the local authority to help pay the rent.

Be warned, it is a criminal offence to try to evict a tenant without a court order, or in any way interfere with the tenant's quiet enjoyment of their property. There are some quite severe penalties for harassment under the Protection from Eviction Act.
