Landlording is not an armchair investment, unless you have the capital behind you to sit back and not worry about interest rates, and to pay someone else to have all the management problems.
Some of those who have been “shunted”? into an “oven ready”? investment package may be about to find this out.
With only a small uplift in interest rates the auction houses are already seeing a surge in failed investment buy-to-let properties coming under the hammer.
What’s going to happen if things get really tough?
Experienced landlords are reasonably relaxed about it all, many planning more purchases on the back of a distressed section of the property market.
But the situation calls for some urgent action, particularly from those who have high borrowings and are paying out high costs as well.
This issue contains some useful advice on what landlords can do to reduce their costs.
Next month we’ll look at tenant management; what to do to avoid those disastrous void periods and legal tangles with possession claims and evictions.
