As we enter the final quarter of 2009 and approach the end of the first decade of the 21st century, we are looking back on a momentous few years of boom and then bust; a period in which the property market in particular, and the financial system as a whole, has sustained the most almighty shock.

We’re very fortunate that the letting market has held up exceptionally well, considering everything that’s happened, and there are tentative signs that property prices have stabilised – at least for now.

As we approach Christmas the letting market will undoubtedly slow down a little, but all the signs are that the autumn letting season, with everyone back to work from holidays, the new starters in their jobs and all the students back in their digs, has been another good one for landlords.

As property sales begin to move again, and the reluctant landlords are leaving the scene, some having had their fingers burnt with bad tenants, so the reduced supply will gradually stabilise, if not improve rental values.

We must not get our hopes up too high though, as the general economy is far from out of the woods yet, but in the meantime, for those keen to improve their landlording skills, and perhaps even consider more investments, going forward, we have a couple of exciting Landlord events in the offing:

The Landlord & Buy-to-Let Show, Birmingam NEC this week (Fri 16 and Sat 17 Oct) is one event well worth attending. Also,

if you’re in London next week, The Property Investor Show, Docklands ExCel Centre 22-24 Oct is another event well worth a visit. Both offer free entry if you register.

I will be speaking at both events on “Credit and Identity Checks”, “Managing Residential & Commercial Tenancies in a Recession” and “Investing in Good Times and Bad” so make a point of coming along…
