Editorial:

The Buy to Let Market is Growing Fast. It is likely that over 1 million extra rental properties will be needed in the UK by 2016, that’s according to a joint research report by property specialists Savills and Rightmove the property listing website.

The number of people renting homes privately in the UK has just about doubled since 2002 to just under 5 million households today. This figure could rise to just under 6 million in four year’s time if these predictions materialise.

The report emphasises the importance of the Private Rented Sector (PRS) in meeting Britain’s future housing needs.

It predicts that around a £200 Billion investment will be needed in residential property over the coming years; three-quarters of which the report says will be provided by institutional investors, leaving around £50 Billion to be provided by buy-to-let private funding.

The report emphasises the importance of the PRS and the buy-to-let landlord to the future supply of UK housing. It also underpins the logic of residential property investment at a time of economic uncertainty, volatile financial markets and poor returns on cash and pension investments.

Two up-coming events of interest to landlords:

Fire Safety in Flats 2012 conference + Legal Advice Surgery: FREE for Leaseholders. Many LandlordZONE readers will be leaseholders who own flats in apartment buildings. The following event, which is being organised by News on the Block, will no doubt be of interest, particularly as it is FREE for landlord flat-owners to attend.

There will be a FREE legal advice surgery run by the Leasehold Advisory Service with face-to-face advice given by appointment, so this is a not-to-be missed opportunity to ask questions about service charges, buying your freehold, lease extensions, right to manage etc.

Saturday 28th April 2012 at The Chatsworth Hotel, Steyne, Worthing, West Sussex, BN11 3DU. 10.00am start: book a place call 0845 618 7746 or email events@newsontheblock.com.

Free advice for North East property professionals The Landlord & Letting Show – the UK’s No.1 event for property professionals – comes to the North East at The Lancastrian Suite, Gateshead, NE11 9JR, on Wednesday 2nd & Thursday 3rd May 2012.

Hustle Your Way to Property Success

You might think this is the title of another of those get rich quick millionaire guides we’ve seen so many of in property over recent years – I certainly thought so.

In fact that is not the case with Paul Ribbons’ new book which was supplied to us for review.

Most landlords buy and sell property infrequently, and if you are like me you can easily let your emotions get the better of you when you buy, either at auction or in private treaty, sometimes getting carried away and paying too.

With “Hustle Your Way To Property Success” (£9.99 Ecademy Press) and in the content for this Newsletter, Paul reveals lessons learned over a lifetime with hundreds of deals in property. This book can show you how to buy properties so you profit, either by trading them or keeping them for investment, earning money from day one.

This is a great and an amusing read, more like a story than a textbook, for anyone interested in making money from property – I can highly recommend it – Tom Entwistle

Just a quick note to say thank you for a useful landlord resource. Even us agents find it useful in helping foreign investor buyers in managing property in romania, a challenge in itself!

    Keep up the good work,
