		<description>Hi, I rent out my property to a couple, they pay on time, look after it well BUT every 2 months they find something wrong! 1st waste disposal, he took it out and I had to pay to get it removed although nothing wrong, then the toilet, then the pond pump 2 of them.. they removed the fitted wardrobes, also re vamped the garden, removed a load of our stuff and called it rubbish! then wanted reduction in rent, we obliged by 100 pounds a month...fine you might say but you should read the terrible emails she sends us, now there is a major water leak, she cant wait 5 mins for us to get sorted and threatens to call health and safety! I am sick with worry about it all, cant afford to pay the mortgage and she knows it so held over a barrel....want to sell but how can I as they might up and leave....and they want a reference!! yes I will give her one.....all the terrible emails she has written.</description>

		<description>I&#039;m sure that it will be a horror story that will give ammunition to Landlords for treating all tenants as though they are a hazard. We run an agency in Hull and when we have had problems with tenants it is often because we didn&#039;t follow our procedure as well as we could have.
Many Landlords in their euphoria of letting a property ignore warning signs, don&#039;t ask enough questions, take up correct references and analyse the risk of the potential tenant.
Of course even doing all this does not mean you will avoid a really bad tenant, but guarantors with clean credit don&#039;t normally want to have problems and yet so many landlords still don&#039;t have them in place!!

Now, I am having to pay to take legal action, but time wise and regarding support, the LAW seems to be firmly on the side of these tenants.

		<description>Yep, I&#039;ve had some of those [well most really].  The girl who rented a flat and then used it as a &#039;massage&#039; parlour, [when confronted, she explained that it was alright as they only did &#039;hand massage&#039;, whatever that is!]  Worse still she rented it out, by the half day to other &#039;working girls&#039; too, and I got a phone call from the shop across the road, concerned by the number of men waiting outside.  Then there was the mature &#039;lady&#039; who told me she had a night time care job, looking after a disabled person every night and wanted a quiet flat she could sleep in during the day, where she wouldn&#039;t be disturbed by her family.  Hah, that proved to be untrue as well!

Oh yes, and there was the guy who had a 13 year old daughter, the wife had apparently left a long time previously, who, when I went to repair a tap washer, [at his behest], I found was cultivating cannabis. [I saw the violet light shining under the doors of the bathroom, airing cupboard and spare bedroom and went to investigate],  and don&#039;t even talk to me about the number of filthy damaged flats and huge arrears I&#039;ve had to deal with......</description>

		<description>I run an estate and letting agency and have just helped a friend through a very difficult period in which a seemingly professional tenant caused him to have a mental break down through a false disrepair claim and an incompetent solicitor costing almost £40k in legal fees, while the tenant was claiming legal aid. The tenant then just moved onto another property and the landlord has never recovered.</description>
