		<description>For many landlords there is precious little money left for improvements after mortgage &amp; maintenance payments are made. 
Add to this the fact that improvements are regarded as a capital expense so cannot be claimed for until the sale of the property. 
There needs to be a tax relief on improvements that can be claimed now instead of in 10 or 20 years time when the landord sells the property.
As for cleaning. That&#039;s supposed to be done by the previous tenant.</description>

Also having a standard license to include details on how a property should be presented before new tenant arrives.
