Part-furnished is best, I’ve found, as it brings the best of both worlds. Many tenants will have some bits and pieces but possibly not, say, a bed. By providing some basics you attract more potential tenants and you can weed them out to find ones that are perfect for you and the property.

It is easier for a landlord with multiple properties to be more flexible to tenant's requirements. Often it comes down to a gut feeling as to "is this tenant worth spending money on" and a judgement on how long they will stay in the property...

A landlord with more properties can always swap furniture between properties but in general if a property is in decent condition, it should let with or without furniture.
