There can be no doubt that the dramatic increase in house prices over the years has benefited the buy to let market, as less people have been able to afford to buy their own property and more are forced to rent.
However, according to Leaders - one of the UK’s largest independently owned letting specialist with branches across the South East - the extent to which house prices have risen in some areas, along with the recent changes to legislation governing lettings, means that it is now more important than ever for investors to seek up-to-date, professional and expert advice before investing in a property to let.
Says Leaders’ managing director, Paul Weller: “With house prices as high as they are in some areas, rental yields on certain types of property may be smaller now than a few years ago. This does not necessarily mean it is not worthwile investing in a buy to let property, but it does re-enforce the necessity to consult an expert who knows and understands your local letting market in order to get the most from your investment.�

Time to Take Note - The Importance of Inventories

In particular, the scheme has highlighted how necessary an independent inventory is – and an inventory is not just a list.
An inventory must be compiled by a trained professional who is not only impartial but has the awareness and attention to detail that will ensure that the inventory is as accurate as possible.
Landlords should be aware that the inventory process is there to protect their assets – even if a property is not in good condition there are still numerous items that can be mishandled, which can prove very costly to repair or even replace.
