Rent Guarantee
Rent Guarantee Insurance is designed to protect you the landlord in the event of your tenant failing to pay the rent. These two insurance policies cover rent arrears plus legal costs (subject to certain conditions - see below) should you - in a worst case scenario - need to evict your tenant. You get a free quotation and you have a choice of policy. We use tried and tested partner brokers and two of the biggest insurance companies in UK. These policies include and require:
The Ageas Policy Summary
- Covers unpaid rent if a tenant refuses to pay and/or vacate the property
- 12 month policy - cover for up to 4 or 6 month claim period depending on the policy purchased
- Rental arrears up to £15,000
- Legal & professional costs up to £25,000
- Covers costs associated with evicting a tenant up to £25,000
- One policy per property, not per person/tenant
- All property types excluding HMO's
- Cover is provided per incident up to the claim period or until vacant possession is gained whichever is sooner
- Benefit will not be paid in respect of an amount equal to the first months unpaid rent
- Cover continues to run beyond the policy expiry date in the event of a claim until settled
- Unlimited claims within policy period
- Claim to be notified no more than 30 days after the rent was due
- Tenant/s must pass without any qualifications the TenantVERIFY Comprehensive Credit Check and Reference. If a guarantor is required they must also pass the TenantVERIFY Comprehensive Guarantor Credit Check and Reference.
- Tenants must have signed a short-term tenancy agreement for a period of not less than 6 months
- Policies can only be taken out up to 30 days after the signed date on the tenancy agreement

AmTrust Europe Policy Summary
- Cover if the property is inhabitable due to malicious damage
- Covers unpaid rent if a tenant refuses to pay and/or vacate the property
- Rental arrears up to £2,500 per month (maximum 12 months period)
- Legal & professional costs up to £10,000
- Covers costs associated with evicting a tenant up to £10,000
- One policy per property, not per person/tenant
- All property types excluding HMO's
- All tenant types excluding local authority referrals & asylum seekers
- Cover is provided for up to 12 months or until vacant possession is gained whichever happens the soonest
- Benefit will not be paid in respect of an amount equal to the first months unpaid rent
- Cover continues to run beyond the policy expiry date in the event of a claim until settled
- Only one claim can be made within policy period
- Claim to be notified no more than 30 days after the rent was due
- Tenant/s must pass without any qualifications the TenantVERIFY Comprehensive Credit Check and Reference. If a guarantor is required they must also pass the TenantVERIFY Comprehensive Guarantor Credit Check and Reference.
