Despite the recession the outlook still looks pretty bright for the average landlord.

The annual snapshot of wealth from the Office of National Statistics (ONS) shows that the national stock of residential property, despite falls over the last 2 years, now stands at just over £4 trillion.

Commercial property stock is reckoned to be around 1/4 of the value of residential at £559 bn.

So, despite falls in the total value of Britain over the last two years, and a national debt heading for £1.4 trillion, property remains a remarkably stable store of value in a world where stock prices, investments and pensions can fluctuate wildly.

ARLA claims continuing strong demand for rental property as its latest report concludes there are more tenants than available properties in many areas. The limited availability of finance and the need for large deposits means that many first-time buyers are currently priced out and therefore have no option but to rent.

On the other hand renting is becoming the option of choice for many as short-term work contracts and the need to be flexible in location for a progressive career means that many now prefer to rent. All the signs, therefore, point to continuing stable and rising rents.
With more Brits taking holidays at home this year, holiday rental landlords, B&Bs and hotels have enjoyed something of a mini boom this spring and summer.

And, despite threats of a double dip recession, repossessions have fallen and interests rates remain low.

The buy-to-let boom may have ended in tears for some, mainly newbee investors, and for some banks, but many experienced landlords are still doing very nicely thank you, and there are currently some really good opportunities to pick-up rental investment properties at bargain prices.

The only drawback is the lack of availability of borrowed funds for new investment.

In these still uncertain times banks and lending institutions need to be cautious, and given recent history no doubt they will be. But they, and the new coalition government, should be aware of the valuable contribution that private landlords are capable of making to national housing provision.

It’s my view that with the right tax incentives and minor legislative changes the new government can leverage the resources of the PRS to the benefit of the nation, every bit as much, if not more so, than any corporate residential investment initiative.
